At Home Suite Home Affordable Housing, we believe that safe, dignified, and deeply affordable housing is a right—not a luxury. As a Stratford-based non-profit, we’re pioneering a replicable model for community-integrated, energy-efficient pocket homes that address the urgent needs of people facing poverty and hidden homelessness. Organizational Strength
Though newly established in 2024, HSH is backed by a high-capacity team with over 100 years of combined experience in construction, design, planning, and regulatory compliance. Core partners like Teahen Construction, Hive Design, and Zelanko Priamo bring extensive portfolios in housing development, tiny home innovation, and municipal approvals. HSH’s project advisory team includes experts in financial oversight, insurance, and building code compliance, ensuring strong institutional knowledge and the capacity to deliver innovative, affordable housing at scale.
Partnerships and Support
HSH has mobilized a robust network of cross-sector partnerships to support the delivery and expansion of its pocket home model. These include active construction, design, planning, regulatory, financial, and peer advisory partners, many of whom are engaged through formal service agreements or letters of support. While most partnerships are conditional on site readiness and funding, several have confirmed commitment to long-term collaboration across multiple sites. These partnerships are already supporting ongoing work in St. Marys and Stratford, and will expand into Atwood and Woodstock as projects advance through 2025
Affordability
HSH delivers deeply affordable rental housing through our Pocket Home model, with all units priced well below market rates—up to 60% lower—using a definition of affordability grounded in the Low-Income Measure (LIM) and municipal standards. All homes are reserved for individuals and families with annual incomes under $34,000 (for 1-bedroom) or $39,000 (for 2-bedroom), with permanent affordability locked in. We serve those in greatest need—seniors, single parents, and those experiencing or at risk of homelessness—ensuring no one pays more than 30% of their income on rent.
Innovation Details
Home Suite Home Affordable Housing (HSH) is preparing a suite of feasibility studies and technical evaluations to ensure the viability and scalability of its pocket home model. Key partners include Zelanko Priamo Ltd., MTE Consultants, Hive Design, and Teahen Construction, who will assess site fit, servicing, geotechnical factors, and design feasibility. The project will also undergo environmental assessments and building code compliance reviews, with work scheduled to begin in summer 2025. These studies will generate critical technical documentation for submission to CMHC and for replication of the model.
Accessibility
Home Suite Home Affordable Housing (HSH) prioritizes barrier-free living by embedding accessibility into every stage of our housing development process. At least 15% of our units will meet accessibility standards, and our Atwood pilot project will include a fully accessible unit—setting a new benchmark for inclusive design in affordable housing. Features will include step-free entries, accessible washrooms and kitchens, and smart-home readiness, ensuring that seniors and individuals with disabilities can live safely, comfortably, and independently.
Energy Efficiency
Each Pocket Home is built to dramatically reduce greenhouse gas emissions—up to 70% less than standard homes—using ultra-efficient building envelopes, all-electric systems, ENERGY STAR appliances, and solar-ready designs. While we aim for Net Zero Ready performance, our focus is delivering practical, high-performance homes aligned with Canada’s climate goals. Through energy-smart construction, we cut costs for tenants and contribute to long-term environmental sustainability.
Financial Sustainability
Our pilot build is fully funded without long-term debt, blending grants, donations, private investment, and over $50,000 in in-kind contributions. With operational costs under $16,000 annually and a projected rental surplus, HSH ensures long-term financial viability while remaining fully affordable. By avoiding reliance on ongoing government subsidies and leveraging social finance tools, we’ve created a replicable model that is resilient, community-powered, and ready to scale across Ontario.
Knowledge Transfer
HSH is developing a comprehensive Knowledge Transfer Plan to share the insights and tools generated through its pilot pocket home projects in St. Marys, Atwood, and Woodstock. The plan will include guides for site selection, legal frameworks, permitting, community engagement, and financial modeling, culminating in a publicly available toolkit. Through webinars, site tours, conference presentations, and sector partnerships, HSH aims to enable other non-profits and municipalities to replicate the model, with metrics in place to track adoption, stakeholder engagement, and sector advancement beginning in 2026.
